Buying Process

Spanish Home Purchase:Once you have made the decision to make that investment abroad, there are always plenty of questions from clients requiring information to make the move and transition as seamless as possible.

JMT Spanish Properties ensure that you are well informed as to the buying procedure and not alone after your purchase. From the point when you sign the contract we will be keeping you up to date with news and developments. We will advise you on:

  • All notary visits and translation
  • Orgainising N.I.E number.
  • Arranging insurances
  • Opening a bank account
  • Local amenities including transport/schools/medical etc
  • Utility connections including water, electricity, TV, telephone, etc
  • Reputable plumbers, electricians, carpenters, cleaners, gardeners etc
  • Furnishing/décor outlets
  • Dealing with property snagging

 

Viewings & Ready To Buy...

 

We show you the properties of your choice, without pressure.

If you like one of them and like the price, then to secure it is a simple 3000 Euros to take the property off the market and fix the price. This is then taken off the balance.

The deposit can be paid at our office or at the office of the Solicitors.

A sales contract is produced whilst you are in Spain with all details of the purchase and completion date is agreed.

All properties are pre-checked for legalities, but this is all checked again between deposit and completion.

A date is agreed, you return to Spain, sign, take the keys and the property is yours.

Buying Taxes :

 

From the 1st of January 2013 the goverment increased taxes for buying property.Property purchase tax (IVA) is now 10% on both new and resale properties which means that buying costs now total 12-14% on any property. These cannot be added to a mortgage.
